Best Areas to Live for Students in Singapore (Near NUS, NTU, SMU & JCU)

So you have your place at a Singapore university, and now you need somewhere to live. That part often feels harder than the application itself. We put this guide together to keep it simple. How renting near your campus actually works in Singapore

Campus halls in Singapore are limited, and they fill up fast. That is why plenty of international students rent off campus from their first term. You have a few good options here. Some take a private room in a shared HDB flat and split the kitchen and bathroom with housemates. Others go for a whole studio, or a shophouse room in one of the older central neighbourhoods.

How much you pay depends on the type of room. Recent 2026 guides for international students group the common monthly bands like this:

• Shared HDB room: around SGD 700 to 1,200 a month.
• Managed studio or student residence: around SGD 1,200 to 1,800.
• Whole private apartment: from about SGD 1,800 upward.

A quick word on timing, since it makes a real difference. Most students start looking three to four months before intake, for both the August and January semesters. National University of Singapore (NUS)

If you are heading to NUS, the main campus sits at Kent Ridge in the south-west corner of the island. Students who want a short commute tend to settle nearby in Clementi, Queenstown, Holland Village and Buona Vista. All of these keep the MRT and good food within easy reach of the lecture halls.

For NUS, we recommend our rooms in Buona Vista and one-north. Buona Vista sits conveniently close to the campus, which also suits students at INSEAD and ESSEC Business School. Your room and your lecture hall stay a short hop apart, and for a first-year that closeness is worth a lot.

Buona Vista also hands you two MRT lines at a single interchange, the East-West and the Circle. That covers the Kent Ridge run and a quick trip into town when class lets out. One-north brings the food scene, with the Timbre+ hawker park sitting right across from the station.

Nanyang Technological University (NTU)

NTU guarantees a place in hall for the first two years of study only. That window runs by admission year, so after it many seniors and exchange students head off campus. Most of them settle in the west, within easy reach of the Nanyang campus.

The usual pockets are Pioneer, Boon Lay, Jurong West and Jurong East. All of them sit on NTU's side of the island, which keeps the daily trip short and easy to plan.

For NTU, we recommend Cove D'Arena in Jurong and Pioneer, a block of 32 rooms on Upper Jurong Road. The nearest MRT is Joo Koon, and FairPrice Hub is an eight-minute walk when you want a full food court. Rooms there start at about SGD 2,200 a month.

The building earns its name with go-kart racing, a badminton hall and an onsen cafe on the doorstep. You can eat well too, from a hotpot spot to a Tung Lok seafood restaurant nearby. That is a lot of downtime for a student address, and there is even more to do around D'Arena once you settle in.

Singapore Management University (SMU)

SMU sits downtown at 81 Victoria Street, inside the Bras Basah and Bugis civic district. It runs a handful of managed residences rather than large halls of its own, so many students rent privately in the central districts instead.

The rental pockets sit a stop or two from campus. Rochor, Little India, Farrer Park and Jalan Besar all land within a short ride or walk of Victoria Street. You trade a little space for a downtown address.

For SMU, we recommend our shophouse rooms in Jalan Besar and Rochor, a short line ride from campus. They sit near Farrer Park in restored heritage buildings, and each one keeps its old character. The studios and apartments suit anyone who wants the city right on the doorstep.

Downtown living is a fair trade. You pay a little more for the address. In return you get hawker food, heritage streets and nightlife within a short walk of class. For a city campus, that closeness is really the whole point.

James Cook University (JCU)

JCU Singapore sits at 149 Sims Drive, between Kallang and Geylang in the central region. That places it between Kallang and Aljunied MRT on the East-West line, a short walk from either station. Both stations put the campus a few stops from most central homes on the line.

For JCU, we recommend 211 Geylang Road, which sits on that same corridor a short ride from campus. It holds studio apartments near Kallang MRT, from about SGD 2,300 a month. From there, campus is only one or two stops away on the East-West line.

Choosing your area

When it comes to picking, we like to keep the order simple. Start with your campus, then the MRT line that reaches it, then the monthly budget you are comfortable with. Here is the quick version by university:

• NUS or INSEAD: one-north and Buona Vista for the Kent Ridge run.
• NTU: Jurong or Pioneer, with the rest of the west a short trip away.
• SMU: Jalan Besar, Rochor or Farrer Park for the downtown campus.
• JCU: Geylang, minutes from Sims Drive on the East-West line.
